Hines Associate in Queretaro, Mexico

As an Associate with Hines, you will report to the Managing Director and Senior Managing Director of Development and work closely with the construction and development team to source, underwrite and execute industrial and office acquisitions and developments targeting the following markets: Queretaro, the Bajio, Monterrey and Tijuana. You will be responsible for market research and intelligence along with project sourcing and underwriting as well as establish and maintain relationships with brokers, owners and equity partners in his/her targeted geography. Responsibilities include, but are not limited to:
Underwriting new projects, consisting of land acquisitions for office and industrial developments. Analysis of lease transactions and responses to RFPs for both build to suits and leases of inventory space.
Actively participate in market intelligence and market trend analysis. Participate in interaction with brokers and the real estate community at-large.
Develop a constant awareness of market opportunities, whose initial analysis will include coordination of feasibility, economic, and financial analyses.
Provide support for site selection, project design and construction activities.
Update project proformas for existing projects as well as new investment opportunities.
Participate in the asset management of existing properties including tenant relations, investor relations, leasing and communications.
Monitor project budgets and schedules for significant variances and oversees contractor payments when appropriate.
Handle the leasing of certain properties to include working closely with legal counsel in review of lease documents.
Facilitate the marketing of projects to investors including making certain that all project agreements are properly documented.
Monitor the flow of information regarding project design among interested parties including investors, market research personnel, construction groups, and architects.
Work closely with appropriate personnel to design and implement a market plan.
Minimum Requirements include:
Bachelor's degree from an accredited institution; MBA strongly preferred
Three or more years of experience in financial analysis and/or real estate (experience in brokerage, development, construction or acquisitions preferred)
Experience managing project or construction teams a plus
Strong analytical/quantitative skills
Strong interpersonal/communication skills
